Öncelikle sizi tanıyabilir miyiz?
1986 yılında Uludağ Üniversitesi, Elektronik
Mühendisliği Bölümü’nden mezun oldum.
1989 yılında da Avustralya Williams Business
Collage, İş İdaresi ve Pazarlama dalında
diploma aldıktan sonra iş hayatına Satış
Mühendisi olarak Alarko Holding’de başladım.
Daha sonra çeşitli satış ve pazarlama
pozisyonlarında Toyota Motor ve Nabisco, RJ
Reynolds şirketlerinde çalıştım. 1995 yılında
DHL Worldwide Express’de Bölge Direktörü,
1999 yılında tüm Türkiye’den sorumlu Ülke
Direktörü olarak görevime devam ettim.
2002 yılında DHL Avrupa’dan sorumlu Satış
Geliştirme ve Entegrasyon Avrupa Direktörü
olarak Belçika’ya transfer oldum. Aynı yıllarda
Management Center Türkiye’de, Danışman ve
Eğitmen olarak devam ettim. 2004 yılında,
Turkcell’de Kurumsal Müşteriler Direktörü
olarak atandım. İlerleyen yıllarda, aynı
sektörde C5 Electronics ve Mobiltel İletişim
şirketlerinde Genel Müdür ve Yönetim Kurulu
Üyesi olarak görev aldım. 2011 yılından
itibaren, USCO Capital Group’un kurucusu
olarak Amerika Birleşik Devletleri’nde,
uluslararası alanda yatırım, gayrimenkul ve
finansman konularında danışmanlık vermeye

başladım. 2015 yılı itibariyle de NEO Florida
Homes’da, CEO görevini üstlendim.
NEO Yapı markası, Türkiye için ne
anlam ifade ediyor?
NEO Yapı, Türkiye’de yatay proje alanında ve
özellikle villa tipi ev projelerinde çok özel bir
yer teşkil ediyor. Alıcılara sunduğu projelerde,
özellikle büyük ve beton yığınlarından çok,
doğa ile baş başa olacağınız, sakin ve huzurlu
bir ev hayatını ön plana çıkartıyor. Projelerinde,
doğayı koruyan bir yaşam alanı yaratıyor.
Sizin, NEO Yapı ile yollarınız nasıl
kesişti?
Doğa zengini olan Florida Eyaleti’nde
yapılacak iyi bir projenin, NEO Yapı’nın mevcut
projelerine önemli değer katacağını düşünerek,
2014 yılında Amerika’da olabilecek yatırım
alternatiflerini karşılıklı görüşmeye başladık.
Yaklaşık 1,5 yıllık çalışma sonucunda,
lansmanını yaptığımız NEO Veranda Palms
projesi ortaya çıktı.

gözde mekânlarından biri. Amerikalıların en
büyük rüyası, emekli olduktan sonra yılın 12
ayını şort ve tişört ile dolaşabilecekleri tatil
cenneti olan Florida’ya yerleşmektir. 2015 yılı
itibariyle Florida, California ve Texas’tan sonra
üçüncü en yüksek nüfusun olduğu eyalet
konumundadır. Ayrıca Florida, Amerika’nın
en düşük vergi ve fırsatlarının olduğu ilk üç
eyalet arasında yer alıyor. Florida ekonomisi,
dünyanın en büyük 14 ve ABD’nin ise sekizinci
en büyük ekonomisine sahip bölgesidir.
Yaşam kolaylığı, düşük yaşam maliyeti, hava
şartları, en iyi iş fırsatları, gelişmiş sağlık
sistemi, eğitim sistemi ve fırsatları ve özellikle
Orlando’nun altyapı ve eğlence pazarındaki
gerçekleştirdiği yeni yatırımlar, Orlando’yu
çekici kılan belirgin özelliklerdir. Turizm,
bölgenin ticari gelişimine çok ciddi oranda
etki etmektedir. Orlando Havaalanı yılda
37 milyon, günde 100 binin üzerinde turist
ağırlıyor. Orlando’nun yıllık turist sayısı 70
milyonun üzerinde ve neredeyse Türkiye’nin
yıllık toplam turist sayısının iki katına eşit
bir orandadır. Orlando da, 168 golf sahası,
800 tenis kortu ve 21’den fazla outdoor
aktivitelerinin bulunduğu özel alanlar mevcut.
Walt Disney World, Magic Kingdom, Epcot,
Animal Kingdom, MGM Stüdyoları, Universal
Studios, Sea World eğlence parklarının yanı
sıra, üç ayrı su parkı, yüzlerce otel, kongre
merkezi ve tüm markaların bulunduğu onlarca
outlet alışveriş merkezleri ile herkesin görmek
istediği muhteşem bir şehirdir.
Amerika’da
gerçekleştireceğiniz
projeniz adına ayrı bir heyecan
içindesiniz... Bu projenin arkasındaki
işbirliklerini ve proje hakkında bilgiler
alabilir miyiz?
NEO Veranda Palms projesi, yaklaşık bir
buçuk yıllık bir çalışmanın ürünüdür. Özellikle
Türk alıcılarını düşünerek NEO Yapı’nın Türk
mimari ekibi tarafından dizayn edilmiş, çok
özel üç farklı ev tipi ile lansmanı yapıldı.
Proje, Florida’nın Orlando Şehri’nde, Disney’in
bulunduğu bölgenin içinde yer alıyor. Disney
şehri olarak anılan Orlando, özellikle yılda
70 milyon turistin ağırlandığı ve dünyanın
en önemli turizm merkezlerinden biri. Bu
sebeple, gerek uzun dönemli oturmayı arzu
eden yatırımcılarımız için, gerekse kısa
dönemde oturup, evini kiraya vermek isteyen
yatırımcılar açısından projenin bulunduğu
bölge çok çok değerlidir. Toplam 175 adetlik
ev yapabileceğimiz Veranda Palms projesi,
gerek site özelliği ve site aktiviteleri ile
gerekse evlerde kullanılan malzeme ve havuz,
güvenlik sistemi gibi ilavelerle yatırımcılarımız
için önemli bir alternatif oluşturmaktadır. Bu
projenin diğer yerel ve uluslararası projelerden
en önemli farkı; evler, finansman modeli ile
birlikte yatırımcılara satılıyor. Kısacası, %40
oranının peşin verilmesi durumunda, kalan
%60’lık oran, Amerika Birleşik Devleti’nde
müşterilerimize sunulan 30 yıllık Mortgage
finansman alternatifi ile ödenebilmektedir. Bu
sayede, Amerika Birleşik Devletleri’nde hiçbir
kredi geçmişi olmayan müşterilerimize, kredi
alabilme imkânı sağlanmaktadır. Ayrıca, proje
dâhilinde anlaşma yaptığımız emlak yönetim
şirketi üzerinden verilecek gelir ve kiralama
garantisi ile müşterilerimiz dilerlerse, almış
oldukları evleri yıllık bazda kiralamaya
verebilecekler ve bu sayede kendilerine aylık
bazda önemli gelir elde edecek bir yatırım
yapmış olacaklardır.
Amerika’da gerçekleşecek olan proje
için nasıl bir tasarım anlayışı ile hareket
ediyorsunuz? Mimari anlamda ön plana
çıkan unsurlar nelerdir?
Amerika’da yapılacak olan projelerde gerek
Türk müşterisinin beğendiği kullanıcı özellikleri,
gerekse evlerin Amerika kullanıcısına da hitap
edebilme özelliğini dikkate alarak tasarım
yapmaktayız. Özellikle kısa dönemli kiralama
hizmetinden faydalanabilecek olan bu evlerin,
tatil ve rahatlama konseptinde olması çok
önemli.
NEO Florida Homes’un ileriye dönük
yatırım ve proje geliştirme planları
nelerdir?
NEO
Florida
Homes,
ilk
olarak
gerçekleştirdiği Veranda Palms projesi sonrası,
özellikle Orlando, West Palm Beach ve Miami
bölgelerinde de yatırımcılarına yeni proje ve
yatırım fırsatları sunmayı planlamaktadır.
Bu doğrultuda yerel, resmi, özel kuruluş ve
yatırım firmaları ile de görüşmelerimiz devam
etmektedir. Yatırımlarımızı şuan Single Family
Home dediğimiz, villa tipi ev projeleri ile
gerçekleştirdik ancak planlarımız arasında
Condo dediğimiz daha yüksek katlı bina ve
emlak projeleri de yer almaktadır.

First of all, can you talk about yourself?
I graduated from Uludağ University,
Department of Electronics Engineering
in 1986. And after getting my degree
from Australia Williams Business Collage,
Business Administration and Marketing
branch in 1989, my business life started as
a Sales Engineer in Alarko Holding. Then I
worked in the companies Toyota Motor and
Nabisco, RJ Reynolds in various sales and
marketing positions. I continued my career
as the Regional Director at DHL Worldwide
Express in 1995, and served as the Country

the project NEO Veranda Palms for
you.

What is the meaning of the brand NEO
Yapı for Turkey?
NEO Yapı has an important position in the
field of horizontal projects and especially in
the villa-style home projects in Turkey. With
the offered projects to its customers, the
brand features a peaceful and calm domestic

life where you can be alone together with the
nature instead of especially large concrete
jungles. It creates a living space protecting
the nature in the projects.
How did you come together with NEO
Yapı?
Thinking that a successful project conducted
in rich-in nature Florida will enrich the existing
projects of NEO Yapı, we started the interviews
about the investment alternatives that may
work out in the United States in 2014. As a
result of the approximately 1.5 years of work,
we came up with the project NEO Veranda
Palms that we launched.
So, why did you choose the cities of
Florida and Orlando?
Florida is one of the world’s few places worth
living. The biggest dream of the Americans
is to move to Florida where one can wear
t-shirts and shorts whole year when they
retire. Also Florida was the third state with
the highest population after California and
Texas by the year 2015. In addition, Florida is
one of the first three states with the lowest
tax rates and full of opportunities. Florida is
the greatest 14th economy among the world
and 8th in the United States. Ease of life, low
cost of living, the weather conditions, the
best job opportunities, improved health care
system, education system and opportunities,
and especially the new investments made in
the infrastructure and entertainment markets
are the significant factors making Orlando
attractive. Tourism affects the region’s
commercial
development
significantly.
Orlando Airport hosts 37 million tourists a
year, and welcomes more than 100 thousands
tourists a day. The number of annual tourists
visiting Orlando is more than 70 million and it
is nearly equal to twice the number of tourists
visiting Turkey annually in total. There are

these things makes the city a wonderful place
everyone would like to see.

We see that you are thrilled for your
project in America... Can you tell us about
the collaborations behind the project and
the project itself?
NEO Veranda Palms project is the product of
a one and a half year of work. The launching
took place with rather special three different
house types designed by NEO Yapı Turkish
architectural team thinking especially about
the Turkish buyers. The project is in a region
in the city of Orlando in Florida and Disney is
in this area as well. Referred as Disney city,
Orlando is one of the most important tourism
centers with 70 million tourists it hosts during
the year. Therefore, the project region is
crucially valuable for the investors wanting to
stay there for a long time or to live there for a
short time and rent the house for the rest of
the year. Veranda Palms project where we will
build 175 houses in total will be an important
alternative for our investors thanks to both
the building complex features and activities
and the additions we will provide such as
the materials used, the pool and the security
system etc. The most important difference
between this project and the other local or
international projects is that the houses in
this project are sold to the investors with a
financing model. Briefly stated, if the investor
pays the 40% of the total amount outright,
the rest or the 60% can be paid with the
financing alternative of 30 years Mortgage
offered to our customers in the United States.
In this way, we provide the chance to use a

will follow in the project you will
conduct in United States? What are the
architecturally prominent elements?
We develop the designs of the houses in a
way that not only the Turkish customers will
love but also to appeal to the Americans. It
is especially important that these houses
possess the concepts of vacation and
relaxation as they will can benefit from shortterm renting service.
What are the prospective investment
and project development plans of NEO
Florida Homes?
NEO Florida Homes plans to offer new
projects and investment opportunities for the
investors in the regions of especially Orlando,
West Palm Beach and Miami after the Veranda
Palms project. In this respect, we also are in
contact with the local, official and private
corporations and investment firms. We made
investments in villa-style home project, also
known as Single Family Home, but there are
also high-rise, aka Condo, and real estate
projects among our plans.
